SUMMARY
Chiverton Construction Services originally completed this property renovation in 2012, so it was extremely disappointing to see the condition it had been left in by the outgoing tenant. On inspection, the house was found in a state of significant neglect, with extensive damage throughout and large quantities of waste left behind. More than eleven trailer loads of furniture, rubbish, and personal belongings had to be removed before any refurbishment work could begin.
The internal condition of the property was equally challenging. Previous attempts at painting had been carried out with no preparation, resulting in skirtings, doors, and fixtures being coated in paint. Large areas of flooring were rotten, swollen, and emitting a strong damp odour. Over half the property had been wallpapered in an attempt to conceal damaged walls, but the installation was extremely poor and required full removal. Smoke damage was evident throughout, with all previously white sockets and switches now heavily yellowed. A water‑damaged ceiling caused by a leaking bathroom added to the list of structural and cosmetic issues requiring attention.
We initially approached several local tradesmen for support, but many proposed covering over defects rather than addressing them properly. As this approach does not align with our standards or work ethic, we elected to complete the refurbishment entirely in‑house, bringing in only qualified trades where certification was required. The property was stripped back to the shell, meticulously prepared, and fully redecorated to restore it to a condition suitable for new tenants.
Each room underwent a comprehensive refurbishment process. Bedrooms were taken back to bare floors and walls, scrubbed, filled, sanded, and refinished. Timber elements were re‑stained, walls and ceilings repainted, and new carpets and electrical fittings installed. The bathroom received the same level of attention, with tiles re‑grouted and a new bath panel fitted. In the hallway and living areas, all surfaces were stripped, repaired, and redecorated, with a new ceiling installed above the kitchen and living space. A new kitchen was purchased and fitted, and the downstairs toilet and hallway were fully refurbished. Externally, the garden was cleared, the shed emptied, and the outdoor areas reinstated.
Throughout the project, we maintained strict quality control. Any tradesmen who did not meet our standards of preparation, cleanliness, and workmanship were removed from site. Our focus remained on delivering a refurbishment that was thorough, honest, and built to last — not a quick cosmetic cover‑up.
Before handover, the property underwent full Gas Safe and electrical testing to ensure compliance and safety for future tenants.
The completed refurbishment returned the property to a clean, safe, and high‑quality condition, ready for immediate re‑letting and restored to the standard we expect of all our projects.
